For architectural shingles at US-average labor: about $9,359 for a 1,000 sq ft single-story home, $13,663 for 1,500 sq ft, $17,967 for 2,000 sq ft and $26,576 for 3,000 sq ft (typical figures, one layer of tear-off, permit and dumpster included).
For a two-story house, use the footprint: half the living area.

The roof covers the footprint, not the living area. Divide the living area by the number of floors to get the row to read:

For a 1.5-story house, use the ground-floor footprint and pick a steeper pitch in the calculator. A garage or porch under the same roof adds its area to the footprint.
What else changes the price
- Where you live. These tables use US-average labor. Your state or metro page shows the local figure.
- Pitch. A steeper roof has more surface: at 10/12 the roof is 1.302 times the footprint, against 1.118 at 6/12.
- Shape and layers. Valleys and dormers raise cut waste to 15%, and each extra layer of old roofing adds $100 to $300 per square to tear off.
